We are able to uncover lending opportunities that are often overlooked by banks and other lenders whose focus is generally on larger transactions and often constrained by less flexible deal structuring.
ZEPS operates in a niche market servicing SME real-estate firms typically looking to raise between £500K – £10M, a market that is important to the UK economy but underserved by mainstream lenders. Mainstream bank allocations in this lending bracket remain compressed and this has created greater lending opportunities for flexible finance providers such as Zenzic.
Zenzic is also dedicated to supporting homebuilders in tackling the housing shortfall. We continue to support SME homebuilders in bringing affordable housing projects to fruition and have introduced a specialised lending solution aimed specifically at homebuilders for projects where affordable housing forms a minimum of 50% of the total inventory.

In a real-estate investing context, senior debt refers to the provision of capital in return for a first position mortgage on the collateral asset. It earns the “senior” designation because the lender enjoys priority in repayment. Consequently, the senior debt provider holds the first claim on the cash-flow and profits generated by the collateral asset. In the event of default, the senior debt holder possesses the authority to initiate enforcement proceedings, reclaim ownership of the asset, and sell it to get repaid.
